Property Management &
Maintenance...
Our experienced management and maintenance staff, as well as, our
administration and accounting department, combine to create the most effective
property supervision team.
Unlike many property management companies, we competitively bid out with
qualified, licensed contractors, allowing our "in-house" maintenance people to
handle day-to-day minor situations as they arise. It is our responsibility
to quickly and efficiently handle repairs at the lowest possible cost to the
client.
At the owners request, properties may be covered under our umbrella insurance
policy. Providing appropriate coverage at the best price is a vital benefit to
attracting and retaining tenants.
Summit Realty can produce computerized reports (upon request) in order to
keep the property owner apprised of the status of his property and the quality
of supervision. Your property data can be loaded and on-line within two (2)
weeks.
STANDARD PROPERTY MANAGEMENT SERVICES
Each property has its own inherent qualities and challenges. We at
Summit Realty customize a management package to suit the individual needs of
your particular project. The following is a list of the services we can provide you:
- Review current tenant leases and maintenance service contracts in order
to maintain continuity and follow-up on expiration dates, as well as,
maintain an ongoing tenant history file containing all pertinent data.
- Maintain property insurance coverage records and re-bid accordingly upon
expiration to assure the best and most cost effective coverage.
- Review and re-bid maintenance contracts for competitiveness on a
periodic basis.
- Revise delinquency reports and maintain accounts receivable and
disbursement records.
- Issue all penalty notices for delinquent rent, as well as, default
notices and follow-up on same.
- Maintain and update rent rolls as required.
- Process and pay all invoices and provide a monthly report of account
activities.
- Create job specifications and obtain bids for work to be completed by
outside contractors. Work able to be performed by our capable
in-house staff will be billed to an individual property on a "cost only" basis.
- Visit properties monthly by the property manager and bi-yearly by a
Senior Partner. Written reports will be provided to property owners upon
request. Detailed inspections and preventative maintenance measures are
performed by our highly qualified personnel, including two roof inspections
per year.
- Negotiate with local municipalities on such matters as zoning, impact
fees and property taxes. We have consistently been successful in having tax
assessments reviewed and challenged by professionals. Their fees are based
solely on a percentage of the savings realized if lower assessments are
awarded.
- Upon request, provide a monthly package, including copies of all
correspondence, accounting wrap-up's, property inspections, maintenance
logs, as well as, lease renewal updates.
